In this small project we are replacing an existing garage apartment, keeping its existing 20x40 footprint in order to maintain its grandfather status. Above, a deck and shade from the west exposure overlooks the backyard coourt. New fencing and landscape.

On a half size lot, 75’x80’ this two story dwelling uses the space as efficiently as possible, the lower level consists of 2 bedrooms and 2 baths, utility closet, and living/kitchen area, the upper level has a master bedroom a bath and a study area. The design blends itself with the massing of the neighborhood dwellings as to not call attention to itself as contrast on its context.

This dwelling is design as the massing extensions of both buildings to the sides of the site. It’s a context infill, literally. Because of the constraints of space, the outdoor living space is on the second level in the form of a covered terrace. From the front setback facing the street, all the way to the rear setback, it is partially screened by the vertical circulation which provide privacy and shade from the west exposure. The perforated metal columns around the front porch become lanterns at night.

A kitchen/family living space, two bedrooms a shared bath a utility room and an outdoor covered utility room, flank a back courtyard. Covered circulation wraps around to reach the covered parking area.

The lot has access from both the front and back, towards the back there is an existing garage apartment. The addition follows the side property lines and is perpendicular to the existing house, the lot is not square. The courtyard has ample shade along its perimeter circulation.

The addition’s glazed wall creates a visual connection between the kitchen/living and the courtyard, which is a priority. The design contrast is meant to accentuate the project distinction between the historic and the new.
